What Permits Do I Need?

A Building Permit is your formal permission from the Town of Gander to begin construction, demolition, addition or renovation on your property. Gander Engineering Services must review your plans to ensure that they comply with the National Building Code, local Zoning By-laws, and other applicable regulations.

Building Permits regulate various types of building construction that are allowed in the community and ensure that they meet all building standards. The building permit process protects both the owner’s interests and those of the community at large. It also helps to ensure that any structural change is safe. Failure to obtain proper Building Permits can result in costly construction delays, legal action and/or the removal of work already completed.

Building Permits are required for all aspects of construction with the exception of painting, landscaping, asphalting, concrete walks and minor cosmetic repairs not exceeding $5,000.00.

Residential Properties cost $1.00 for each $1,000 construction value up to $20,000. $2.00 per $1,000 for construction value exceeding $20,000.

Minimum Permit Fee – $10.00
Minimum Permit Fee for Accessory Buildings – $25

Applications can be made at the Town Hall.

If you are constructing a shed, garage,  covered swimming pool, gazebo or similar, you need to view the Accessory Building Permit Regulations.

Subsidiary Apartment are separate dwelling units constructed within and subsidiary to a self-contained dwelling. Subsidiary Apartments have their own rules and regulations.

Other permits, such as Electrical are the within the domain of the town and you must contact the appropriate regulatory body.

Other Fees:

Grading/Inspection Deposit for Residential Construction: (refundable after verification of grading) $1,000.00. There will be a re-inspection fee of $100 per visit if the builder is not ready for the requested inspection.
Residential Permit Renewals: $10.00
Driveway Installation Permit: $25.00
Residential Occupancy Permits: $ 50.00 An Occupancy Permit is required by anyone moving into a building that has been vacant for a period of six (6) months or more, a newly constructed building, or a building whose use has changed.
Wastewater Service Levy: $1,500 will be charged for each new residential or commercial connection to the Town’s water and sewer system and will be imposed at the time that the building permit is issued.
Water/Sewer Connection: $400
Street Excavation Permit: $250
Street Cut Deposit:$5000.00

NSF Cheques A charge of $25.00 will be levied for anyone having a cheque returned for non-sufficient funds by a finance institution.
